Once all parties sign the management agreement, our client care coordinator will reach out to schedule the initial property inspection.

Before your home is rent-ready, we will have been marketing your home as a “coming soon to the rental market”. That means, we’ve been collecting a waiting list of potential tenants who want to see your home once it’s ready for showings. And, with RedSail’s 7 to 10 day average market time, we are confident you’ll have a highly qualified tenant in no time. Keep in mind, RedSail adds over 1000 potential tenants per month to our database, so not only are we marketing to new prospects, but also to those who have previously inquired about other homes. Additionally, your property will be listed on over 100 sites including: Rent.com, Homes.com, Trulia, Hotpads, Zillow, Realtor.com, and Zumper - just to name a few.

RedSail has several showing options for prospective tenants that include:

In-person showings: We’re able to facilitate in-person showings and do not rely on realtors and outside agents to show our properties.

Virtual Tours: Using today’s best technology, we can provide video tours for out of state residents.

Self-Guided Tours: For faster access, weekends, or after hours showings, the prospective tenant can schedule a self guided tour once they’ve provided their drivers license and completed our security check. There’s no doubt this system sets us apart from our competitors. And, fun fact: We facilitate over 3,500 showings via self-guided tours each year. Needless to say, it works very well!

Each tenant over the age of 18 years old is required to submit an application and pay a $50 application fee.

We perform a comparable marketing analysis that gathers data from 12 months of rental history in the surrounding area. We take into account the condition of the home, location, square footage, number of bedrooms and bathrooms, along with our extensive experience in placing over 1000 tenants, we’ll do our best to hit the your target number.

We have different payment methods: mail, office delivery, or online payments. Rent payments are due on the 1st of the month with a four-day grace period.

Yes, we can agree to make direct deposits to your preferred bank account. To allow time for rent payments to clear RedSail’s account, owner disbursements are scheduled between the 10th-12th of each month. Owners should see disbursements in their accounts by the 15th.

You can ask anyone who has applied to be one of our tenants… Redsail has high tenant standards. We’re not just looking for someone with a job and a pulse, our screening process has four standards: Credit History, Criminal Background Check, Employment Verification, and Past Rental Verification. Let’s dive a little deeper into each one…

Credit history: This should show that the resident has paid bills on time and does not have a history of debt “write-offs”, bankruptcy within the past 5 years, or accounts that have gone into collection. Also, accounts in collections for utility companies will not be approved.

Criminal Background Check: We’re going to ensure the tenant has no criminal record, is not on the sexual offender list and has no history of drug use.

Employment Verification: We’re going to ensure the tenant has solid income, and require them to make three times the monthly rent. No exceptions.

Past Rental Verification: We confirm the applicant’s rental history with previous landlords or property managers.

Please check with your insurer to make sure that you keep the coverage. Before starting to manage, we need to see proof of your insurance. Your insurance won't cover the tenants' personal belongings. That's why all our renters need to have adequate renters insurance. This greatly helps to solve emergency issues.

First, your tenant needs to successfully get through the screening process. When that goes well, they are obligated to pay the full security deposit equal to one month’s rent. Also, they will get an appointment to sign the lease agreement. They need to read through the legal document and agree with all the terms.

Sometimes there are extra fees involved. In this case, they need to settle all of these things when signing the agreement.

When your tenant moves out, we inspect the property's condition thoroughly. At that time, RedSail will charge the tenant's security deposit for any damage or neglect beyond normal wear and tear.

We do an initial inspection, annual smoke alarm inspection, a move-in and move-out inspection. You can also opt-in for a 6 month inspection for an additional $125.

When tenants move into your property, all tenant utilities will be on their name.

Rent payments are due on the 1st of each month. If there’s non-payment beyond the four-day grace period, it results in Redsail posting a 14 day Pay or Quit note which begins the legal process to evict. If the tenant does not pay after the grace period, late fees are applied to their account and our attorneys will proceed with an eviction. Note: Late fees are not included in owner disbursements.

It is an unfortunate truth that evictions can happen to any Real Estate Owner. Even great tenants with an impeccable rental history can come upon difficult times and find themselves unable to pay rent and also find it difficult to move. A job loss, divorce, and health issues are frequent causes. When this occurs, an expensive and time consuming procedure with the court system for eviction begins. This can cost the owner a significant amount of money. Sooner or later, most landlords will be faced with the costly procedure of an eviction, not to mention the loss of the rental income. REDSAIL Property Management has the solution. We have an optional cost effective program that protects our owners from the high cost and the time consuming headaches that come with evicting a tenant.

For only $15 per month/per property, this program will cover the cost of virtually all evictions which include legal fees and court costs up to a maximum of $1,500.00 in connection with an Unlawful Detainer Action for all tenants placed in the property by REDSAIL Property Management. If you’d like an extra layer of peace of mind, the Eviction Protection Program may the right option for you.

If you’ve ever been a tenant, you know how important maintenance is. There’s nothing worse than needing a repair, and it not be a priority for the property manager.

With our smart technology, we make Maintenance Requests super easy and convenient for our tenants and allows them to communicate messages and pictures that help us diagnose the issue before sending a licensed and insured contractor - that saves time and money!

Anytime a maintenance issue is reported, you will be notified of the situation via email or text. Now, that doesn’t mean you need to do anything about it - we’re just keeping you in the loop.

If we send a contractor to the home and the repair can be done for under $300, RedSail authorizes the contractor to do the repair that day. The goal is to keep the tenant happy and keeps you from having to pay for the contractor to make a second trip out for the repair.

Any maintenance issues over $300 require the your approval. This does not apply to emergencies… If there an issue that renders the home inhabitable, we’ll authorize the work to be done.

Please note, RedSail does not allow the use of home warranty company services while a tenant is in the home.

You are able to access a multitude of reports when you use our owner portal. These reports include regular statements for income and expenses.

Did you know 50% of tenants have pets? That’s why we recommend allowing pets to ensure we have the largest potential pool of applicants to choose from! Buuuuuuuttt… Their pets have to apply, too! Our pet screening system provides us with bite history, veterinarian records, and attorneys who can confirm the validity of emotional support animal letters. Once we approve the pet, RedSail covers any pet damage up to $2,500 over and above the tenant’s security deposit. You’ll be hard pressed to find another property management company in town who can give you THAT level of confidence when allowing tenants with pets. But, at the end of the day, the choice is still yours!

We forbid smoking in all the rental properties. If we find evidence of smoking, then the tenants have to pay for any relevant damages.

No, property management means that you can still have a say in every decision that is made. Also, you can choose the level of how much you want to be involved in smaller-scale choices.

Let’s put it this way… One of the reasons, the homeowner hires RedSail is so they can distance themselves from the process which protects them from liability, fair housing accusations and privacy law suits. Therefore, in the best interest of the homeowner, RedSail will choose the best tenant based on our application criteria.
